The Challenge

Why Strata Buildings
Need Electrical Planning

Across British Columbia, strata buildings are experiencing increasing electrical demand. With new regulations for Electrical Planning Reports and the rapid adoption of EVs, many buildings now face pressure to evaluate capacity, understand risks, and plan upgrades.

Mandatory Electrical Planning Reports for buildings with five or more units.

Limited electrical capacity in aging systems.

Rising demand for EV charging stalls.

Future electrification of heat pumps and building systems.

Risk of high upgrade costs when issues are discovered too late.

Difficulty planning budgets without clear technical information.

FPS helps strata councils navigate these challenges with accurate assessments and clear, actionable recommendations.

What We Offer

Electrical Planning Reports
and EV-Ready Plans

Fundamental Power Solutions provides two core services to help strata buildings meet provincial requirements and prepare for future electrification needs. Combined, the EPR and EV-Ready Plan give strata corporations a complete understanding of their electrical system and a long-term roadmap for upgrades.

Electrical Planning Report (EPR)*

An Electrical Planning Report evaluates the building’s existing electrical system, determines current load conditions, identifies capacity limitations, and forecasts long-term demand.

What an FPS EPR Includes:

Comprehensive assessment of main service capacity.

Load measurements and analysis.

Forecasting for EV charging, heat pumps, and electrical upgrades.

Identification of system risks.

Clear upgrade recommendations and priority action items.

*EPR required for Metro Vancouver, Fraser Valley, and Capital Region by December 31, 2026. EPR required for all other BC regions by December 31, 2028.

EV-Ready Plan

An EV-Ready Plan details the infrastructure required to equip every parking stall for Level 2 electric vehicle charging, ensuring future-proof readiness for expanding EV adoption.

What the EV-Ready Plan Provides:

Wiring and conduit pathway design.

Panel capacity and transformer requirements.

Load management solutions.

Infrastructure layout for charger deployment.

Rebate eligibility analysis for BC Hydro and CleanBC programs.

Why this Matters

EV Adoption and
Building Electrification

British Columbia leads Canada in EV adoption. As more residents choose electric vehicles, strata buildings must ensure their electrical systems can support increased demand without compromising safety or reliability. FPS supports stratas by providing accurate, engineering-backed data to drive confident long-term decisions.

Completing an EPR and EV-Ready Plan early helps stratas:

Reduce the cost of future upgrades.

Access provincial and utility rebates.

Improve building safety and reliability.

Avoid emergency infrastructure failures.

Strengthen property values and resale appeal.

FAQs

Quick Answers to
Common Questions

001

What is an Electrical
Planning Report?

An Electrical Planning Report is a detailed assessment of a building’s electrical system. It reviews existing capacity, load conditions, and long-term demand forecasting. EPRs help stratas understand whether their electrical infrastructure can support EV charging, heat pumps, and future upgrades.

002

What happens to our EPR?

Upon completion, It becomes a part of the “Information Certificate – (Form B)” strata document.

003

Is an Electrical Planning
Report mandatory in BC?

Yes. The Province of British Columbia requires all strata corporations with five or more units to complete an EPR by the regional deadlines set out in the Strata Housing Regulations.

004

What are the EPR deadlines
for strata buildings?

Metro Vancouver, Fraser Valley, and Capital Regional District: December 31, 2026. All other regions in BC: December 31, 2028.

005

What happens if our strata
misses the EPR deadline?

Buildings that do not complete the EPR may face compliance issues. More importantly, they risk capacity problems, delayed EV charger installations, and unexpected electrical upgrade costs when permits or approvals are required.
